1st & 1st Development

Have you missed the news lately on our great city? That is ok, we are thrilled to present a big update to you! Many, if not all Cedar Rapidan’s, are aware of the crushing flood of 2008 that forced a restart for many families and businesses. Since this time, Cedar Rapids has come a long, long way through productive rebuilding efforts. Some familiar faces resurfaced, and many new. Kingston Village & the Newbo District have created beautiful structures in recent years. Although substantial progress has been made, some areas have remained rather empty since 2008 with no clear plan for the future. If you venture onto the Southwest side of Cedar Rapids just steps from the Cedar River, there is an empty plot of land off 1st St. & 1st Ave. Until recently, past suggestions, ideas, and proposals had been declined. In June of 2020, positive news was delivered to the City of Cedar Rapids. A development plan was proposed, and council members have backed this to advance forward. There is much work to be done, but this is a step in the right direction that has many excited for what is ahead. So, what could be expected?

Preliminary plans note movie theaters, a brewery, family venues and potential mixed-use buildings including residential use. The specific use of the 8 acres of land is yet to be definitively determined but provides strong hope and excitement for this area of Cedar Rapids that has been looking for the right fit the past 10+ years. Developers for this potential project include Joe Ahmann & Chad Pelley of Ahmann Companies, entrepreneur Matt Smith, and Nate Kaeding of Build to Suit. Each hold highly respected experience in their field of work. The fact that the local developers have the potential to be involved in this extraordinary concept is great to see for Cedar Rapids. As noted, there is much to be figured out, but keep an eye on what is to come at First & First. This development could wind up being a very beneficial and attractive destination for residents and visitors from all around.
