Homes For Rent…The Value Exists

Q4 has always focused on apartments for rent, condos for rent, and studios for rent, but we have not dived into the market for rental houses until 2021. Providing top-tier property management services is a primary objective for our team. We believe with our experience, expertise, and constant desire for a challenge, we can expand into the housing rental market quickly and effectively. What value is there in renting a home? Are there similarities to the portfolio we manage now? Are there differences? That is exactly what we want to look at in this week’s blog.

Let us get straight to it! Apartments for rent typically share common areas for all residents whereas houses for rent generally provide singular access for renters. This provides additional security and privacy for renters if renting a home. Often in the Cedar Rapids area, apartments for rent may be in downtown locations, near many popular activities such as dining, markets, concerts, you name it. Rental houses may also appear in that area but can also be found just outside the buzzing downtown sector, providing a bit of separation depending on your personal preference. There is also a chance that a rental home we manage is in the perfect school district that you desire for your family. When looking at size, many apartments for rent may be anywhere from 500-1,300 sq. ft.. On the flipside, houses for rent may easily exceed 1,300 sq. ft. Neither of these differences are negative because our team believes apartments and houses for rent are both great choices depending on what you are looking for. This is what matters most to Q4; finding the perfect rental based on what you desire.

Another significant positive when renting a house with ample space would be the true comfort this brings. This often reminds home renters of what they picture in a home which many typically purchase. Opposite of purchasing, by renting a house you are not locked in long-term with a mortgage should you need to relocate for work or for other personal reasons. Do not forget, as a renter you will feel at home while eliminating maintenance responsibilities as well. We all live busy lives and having the luxury of an experienced maintenance team to address any issues provides comfort and assurance. That is a win-win situation. There is also a fair chance that your rental house has covered parking which is always important for renters in Iowa. Avoid the snow, ice, and cold winds with an attached or detached garage. These are just a few perks of renting a home rather than a common apartment or purchasing a home. We would be happy to review this more with you as we setup a future tour.

Q4 is excited to jump into the rental house market in 2021 and our team would like to share some upcoming rental options with you! Keep an eye on our website for future vacancies. Shawna Mahoney will be overseeing this portfolio addition and she could not be more ecstatic for the opportunity to rent a comfy home to you and yours.
